Job description

​​For one of our clients we are looking for a Portfolio Lead to join their team in Germany!

As Portfolio Lead, you are responsible for the entire German portfolio, which is currently represented in Berlin with 3, Hamburg and Frankfurt with one location each. Your main tasks are to win new customers, build a very good relationship with existing customers, and build and maintain solid business relationships with brokers and agents in the industry. For this, you primarily use your existing network of brokers and agents in the industry and find new partners. In doing so, you work closely with the Head of Portfolio and the team to develop our client into the leading provider in the German market.

Key Responsibilities:

    • Responsibility and execution of larger transactions (from around 30 workstations end-to-end), both new business and contract extensions, in the German portfolio. Close cooperation and the development of relationships with the stakeholders of the organisation, including the portfolio managers, are central to this.

    • Representation of the Head of Portfolio in case of absence, as well as assistance and support in the necessary reporting

    • Constant observation of the competitor landscape and products in the most important cities in Germany and developing a commercially smart sales strategy based on this.

    • Change initiative, development and implementation of sales strategies for individual buildings, taking into account and adapting to changing market conditions. Close cooperation with the entire German team to ensure proactive support of our active (account management) and future customers, with a

    • deep understanding of our portfolio through our building-level strategy to maximize occupancy and occupancy and to ensure a thoughtful prioritization of measures.

    • A Consistent and strategic response to incoming leads (directly and through brokers and agents), ensuring consistent, high-quality communication with customers in all phases of the leasing and strategic account management process.

    • Understand and determine the best business structures and commercial parameters, adopting and applying our clients' standard approach whenever possible

    • Understanding of the offering and close cooperation with other functions of the organisation, which are essential for the success of corporate customers, e.g. IT, renovation, security, design

    • Early recognition of changes in the market and proactive handling by proposing reaction and adaptation options

    • Understanding of and safe handling of market-standard KPIs and management and performance assessment based on KPIs

Knowledge and experience

  • Understanding of the relationships between brokers/agents and stakeholders

  • Sales negotiation and contract management

  • Commercial sales skills

  • MS Office, particularly Word and Excel

  • Knowledge of health and safety regulations in the office sector

  • Knowledge of market-standard KPIs

Education and qualifications

  • Commercial education or degree in business administration/diploma desirable

  • At least 5 years of relevant work experience

Work-specific and technical skills

  • Comprehensive experience in customer service and portfolio management

  • Required to work at multiple locations

  • Leadership experience of smaller teams, including an understanding of performance based on market-relevant KPIs
